Through my many adventures in selling Michigan real estate, I have written and received thousands of offers for my clients. Just like snowflakes, no two are exactly alike. That goes for both the offers and the clients! Since I represent both sellers and buyers, I understand what works and what doesn’t, when it comes to trying to prepare an effective offer to purchase. Tip #5 – Whenever possible, include additional seller incentives. Everyone likes to receive extra bonus items, right? Why do you think every infomercial includes a “But wait, there’s more” offer? An example of this in real estate negotiations would be offering to allow the seller to occupy the home for a specified period of time after the closing, free of charge. In a normal market, the seller would pay you 1/30 of your total new monthly house payment per day, until they vacate, but this market is far from normal! Another example would be offering to pay the seller’s title insurance fee or possibly the transfer taxes. These are just a couple of the many creative ways that you can get the seller’s attention. Heck, in today’s economy, you could probably just agree to fill the seller’s gas tank and be victorious! Be sure to consult your real estate agent and your loan officer (if applicable) before agreeing to any of these incentives, as you will want to understand and be prepared for the resulting financial impact.
