As of today, The Michigan real estate market is still very slanted toward the seller, and even though most experts believe that a shift is coming, that shift may not happen any time soon. I will continue to provide my opinions and strategies, geared toward today’s real estate market conditions, in an effort to help those of you who would really like to purchase your next home in 2022. After all, knowledge is power, and I want you to be able to present powerful offers that result in your home-buying success!
Tip #4 – The cleaner the offer, the better. This means minimize your contingencies and avoid adding special requests or requirements that may be looked at as extra baggage. Remember that the seller is looking for the smoothest path to the closing table, with as few hurdles to jump as possible. Every “Subject to” type clause presents an opportunity for the deal to fall apart and could potentially make somebody else’s offer look better than yours. The goal is to make your offer very easy for the seller to accept without hesitation, while not putting yourself at risk by waiving essential protections, such as home inspections/due diligence, title search/title insurance, mortgage approval, etc. Take the time to read your offer contract thoroughly and consult with your real estate agent, to determine if your offer is as “clean” as it could be.
